Council land offered in return for housing development
The City of Port Lincoln is pleased to progress actions from the newly released Port Lincoln Housing Strategy 2024-2029, with the opportunity for developers and/or housing providers to secure council land for housing development in the City.
The parcels of land at 1 Mitton Ave and 2-4 Passat Street are available via an Expression of Interest (EOI) process commencing on Thursday 12 September 2024.
Council invites expressions of interest from developers with a view of achieving the release of residential land to meet the current and future needs of the Port Lincoln community. It is anticipated that the two parcels of land on offer would lend themselves to key worker, affordable and/or social housing and/or aged care facilities. Childcare facilities would also be considered. Both lots are zoned suburban neighbourhood.
Council has recently completed native vegetation assessments to ensure that both lots can be cleared with limited environmental impacts and at limited cost.
Both properties on offer are located within three kilometres of the Port Lincoln Post Office and a 5–7-minute drive from the central business district. Being a major regional centre, Port Lincoln is well served with all the services and facilities required for modern living. Each piece of land is only minutes away from:
- Primary and secondary schools
- A modern hospital with 50 public beds and 24-hour accident and emergency
- Retail stores, all major banks, supermarkets and bulky goods stores
- A wide variety of restaurants, cafes, hotels, and motels
- Gyms, sporting clubs, and nearby national parks
- Regional airport serviced by REX and QantasLink with approximately 24 flights daily
Mitton Avenue in particular, is ideally positioned close to an existing aged care facility, and both properties have the potential for some blocks to capitalise on coastal views.
Deputy Mayor Jack Ritchie said, “Depending on the proposed development, Council may consider subsidising the purchase of the land or even transferring the land at no cost and/ or providing some relief with Council-imposed development fees. The nature of the assistance provided will be dependent on the extent of the benefit provided by the development.”
A detailed Expression of Interest proposal is available on the Council’s Tenders page (www.portlincoln.sa.gov.au/tenders), and it contains examples of potential developments that may be considered for assistance.
The EOI application form outlines the submission requirements and evaluation criteria, and all written submissions are due by 9am on Monday 28 October 2024.
